Land values, from the ground up

Most property data tells you what a house is worth. LandValue isolates what the land underneath it is worth: the part of a property's value created not by the building, but by the location, the community and public investment around it. That distinction is the foundation of land value economics and the case for a land value tax.

For every sale we can place, we estimate the land value as the sale price minus the cost of rebuilding the structure, then map the result across the country. You can drill from a national choropleth down to a single street, and see exactly how each figure was derived.

Why land value matters

Classical economists from Adam Smith to David Ricardo, and later Henry George, argued that the value of land is uniquely suited to taxation: land cannot be hidden, moved offshore or created, and taxing it does not discourage anyone from building or working. A land value tax shifts the tax base from productive activity onto unearned location value: the windfall that accrues to landowners when a new station, school or neighbourhood raises what their plot is worth.

But that debate has always run short on data. How much land value is actually out there? Where is it concentrated?
